High-Tension Power Lines and Property Values

One of the questions I am frequently asked by home buyers is about buying a home near – or in view of – high-tension power lines. Some buyers are OK with it – and some are not. My role is not to tell you what to think – it’s to help you understand the consideration so you can make the best decision for you.

When evaluating a home near power lines, buyers typically think about factors such as appearance, personal comfort level, future resale value, and overall value. There is no one-size-fits-all answer because every buyer has different priorities.

What Buyers Notice – The visual appearance of the towers and wires, the distance from the home, whether the lines can be seen from the backyard, windows, or living areas, and the impact on the overall enjoyment of the property.

Why Some Buyers Are Comfortable – The home may offer good value compared to other properties. The location, schools, floor plan, or condition of the home may outweigh the concern. Some buyers do not find the presence of power lines objectionable.

Why Some Buyers Avoid Them – Concern about appearance, desire for a different setting or view, concerns about future resale and marketability or personal comfort level.

Questions Buyers Should Ask Themselves – Does the location bother me today? Am I comfortable with the view? — and most importantly — How might future buyers react when I eventually sell? Will there be a smaller buyer pool or a discount when selling?

My Advice – Every buyer has different priorities. What matters most is whether the property meets your needs and whether you feel comfortable with the location. A home purchase is a financial and a personal decision – and your comfort level is an important factor.
